🏡 Top 55+ Communities in Sanford, Lake Mary, and Longwood

If you’re looking to settle down in the northern reaches of Seminole County, you’ve likely noticed a trend: there are plenty of beautiful places to live, but finding a dedicated 55+ community specifically for detached single-family homes in the Seminole County area requires a little local insight.

For buyers who want their own four walls, a private yard, and a community of peers, these are the standout options in the Sanford, Lake Mary, and Longwood. (stay tuned for a bonus option at the end!)

🌳 1. The Forest (Lake Mary, FL)

Located right in the heart of Lake Mary, FL The Forest is widely considered the premier 55+ destination in central Florida for those who want a single family home with a true neighborhood feel. This is a gated community of manufactured homes that really feels like a hidden gem. It is famous for its towering oak trees and its direct access to the Seminole Wekiva Trail.

  • Estimated HOA Fees: ~$212 per month.

  • What’s Included: This fee is incredibly inclusive typically covering high-speed internet, cable TV, and trash pickup. It also includes 24-hour gated security, two swimming pools (including one heated year-round), a hot tub, saunas, a large clubhouse, and courts for tennis, pickleball, and shuffleboard.

🏊 2. Skylar Crest (Sanford, FL)

As one of the newest additions to the Sanford market, Skylar Crest by Pulte Homes offers a modern take on 55+ living. Situated just off Lake Mary Blvd, it provides the best of both worlds—a Sanford address with immediate access to Lake Mary’s shopping and the 417 express way. While the community features a mix of styles, it is a top choice for those seeking new construction in an age-restricted community.

  • Estimated HOA Fees: ~$235 per month.

  • What’s Included: This HOA handles just about all the heavy lifting by including lawn maintenance, high-speed internet, and cable TV. You'll also get full access to the community’s resort-style pool, cabana, and playground area (perfect for when the grandkids visit!). It’s a great option for a "lock-and-leave" lifestyle.

🎾 3. The Villages of Windmeadows (Altamonte/Longwood Border)

While technically sitting on the border of Altamonte Springs and Longwood, Windmeadows is a favorite for those who want to be close to Longwood’s medical facilities and quiet parks. It offers a mix of detached villas and single-family styles that feel very private and established.

  • Estimated HOA Fees: ~$350 – $440 per month.

  • What’s Included: Because these homes are designed for low maintenance, the fee usually includes water, sewer, and trash services, as well as basic cable. The community maintains the lush landscaping and common areas, and residents have a private pool and clubhouse for social events.
