Riverside Oaks is one of Sanford, Florida’s newest luxury communities. Toll Brothers has been building here for a few years now and they’ve just recently opened their Estates collection. Today I’ll be providing just a brief overview of Riverside Oaks, then, as a bonus, I’ll be addressing one of their sister communities right here in the area.

The Estates Collection of Riverside Oaks offers larger, more upscale homes on bigger lots than you’ll find in the rest of Riverside Oaks and other typical new construction communities. Base prices start in the upper $500’s and go to the upper $600’s. These homes are fully customizable though, so the prices can vary quite a bit, depending on what features and upgrades you choose. These upgrades are super nice, so most buyers end up spending more than they anticipated.

This new collection has 51 home sites with 6 floor plans to choose from including one- and two-story options. These homes range in size from approximately 2,400 to over 3,500 square feet and include features such as open floor plans, first-floor primary bedroom suites, and 3-car garages. You can even choose a garage tall enough to fit your boat or RV!

This section will have access to all of the Riverside Oaks amenities including the gated entrance, resort style swimming pool, cabana, dog park, and private access to the St. Johns River. As of today, the HOA dues are $324/ quarter.

If you like what Toll Brothers has to offer, then you may be interested in a smaller community called Fontaine located in the heart of Lake Mary off of Washington Avenue. This gated community is in the Seminole County School System and is a small 23 homesite enclave community. The average homesite is about a quarter acre and prices start in the lower $800’s.

Last I checked, they only have about 11 homesites left so be sure to give us a call if you are interested in getting a private tour. You don’t want to walk in there without someone advocating for you and calling us afterwards could leave you out in the cold.

Don’t forget that many builders offer some enticing incentives. These incentives do vary but may include design studio credits, closing costs assistance and interest rate buydowns. Sometimes these incentives are specifically what allow buyers to obtain their dream home, so be sure to give us a call to see what Toll Brothers is currently offering.
