Living in Lake Mary, Florida: The Pros and Cons You Should Know
Is Lake Mary, Florida a good place to live? For many buyers, yes. Lake Mary is one of Seminole County’s most sought-after communities, with highly rated schools, a strong corporate job market, a central location just north of Orlando, great parks, and a wide range of housing. The trade-offs are higher home prices, rush-hour traffic, ongoing construction, and a planned suburban feel that doesn’t suit everyone.
Here’s an honest look at the pros and cons of living in Lake Mary, beyond the polished brochures.
What Are the Pros of Living in Lake Mary?
Lake Mary’s biggest strengths are its jobs, schools, and location.
A Strong Corporate Job Market
One of Lake Mary’s biggest advantages is its corporate job market. While Orlando’s economy is heavily influenced by hospitality and tourism, Lake Mary has developed a significant concentration of corporate and professional employers. Companies such as AAA, Verizon, Duke Energy, JPMorgan Chase, and Mitsubishi have major operations in the area.
Colonial Town Park alone has a large concentration of Class A office space, creating an employment center that attracts professionals from throughout Central Florida and beyond.
For people relocating to the Orlando area because of a corporate transfer, living in Lake Mary can mean having both home and work within a relatively short commute. The city has a distinctly professional, office-oriented atmosphere that sets it apart from many other Central Florida communities.
Highly Rated Schools
Schools are another major reason families choose Lake Mary. Seminole County Public Schools has received high marks from Niche, which has rated the district among the top school districts in Florida. Niche has also given Lake Mary High School and Seminole High School A- grades.
School quality is one of the factors that can significantly influence where families choose to purchase a home. Some buyers are willing to pay more or accept a smaller home in order to remain within the Seminole County school system.
As with any school rating, buyers should research individual schools, attendance boundaries, programs, and current information before making a purchasing decision.
An Excellent Central Location
One of Lake Mary’s biggest advantages is its location. Situated in Seminole County just north of Orlando, Lake Mary provides convenient access to many of Central Florida’s major destinations.
Depending on traffic, Orlando and Winter Park are generally within about 30 minutes. The major theme parks and attractions, including Walt Disney World, Universal Orlando, and SeaWorld, are typically within about 45 minutes. The beaches are also accessible. Cocoa Beach and New Smyrna Beach are both within driving distance for day trips. And for restaurants, breweries, nightlife, and waterfront recreation, downtown Sanford is less than 15 minutes away from much of Lake Mary.
This central location allows residents to enjoy the quieter suburban lifestyle of Lake Mary while remaining close to the attractions, entertainment, employment centers, and beaches that make Central Florida popular.
Restaurants, Shopping and Community Gathering Places
Colonial Town Park has become one of the main gathering places in Lake Mary. The area offers restaurants, shopping, entertainment, and other amenities in a walkable environment. Outdoor dining areas can become especially active during the evenings as residents and employees from nearby office parks gather after work.
Lake Mary also has a smaller, quieter downtown area around Fourth Street. This part of the city has more of a traditional small-town atmosphere, including green space and a farmers market.
The combination of Colonial Town Park and the older downtown area gives residents different options depending on whether they prefer a modern mixed-use environment or a quieter community setting.
A Wide Variety of Housing
Lake Mary offers more housing variety than some people realize. Because much of the city developed over the past 25 to 30 years, buyers can find everything from townhomes and moderately sized single-family homes to large estate properties in upscale communities. There are also numerous gated communities, including neighborhoods around Heathrow and the surrounding country club areas.
Lake Mary does not have as much very old housing stock as some nearby communities. While there isn't a large supply of brand-new construction, many homes were built within the last 15 to 20 years. That can mean modern floor plans, updated electrical systems, newer windows, and other features that may be attractive to buyers concerned about maintenance and insurance.
Buyers looking for luxury properties or custom homes also have plenty of options in the area's more upscale communities.
Parks, Trails and Recreation
Lake Mary offers an impressive range of outdoor recreation. The Seminole Wekiva Trail runs for approximately 14 miles within Seminole County and connects with other regional trails. The broader Central Florida trail network provides opportunities for cycling, walking, and running that extend well beyond Lake Mary.
Liberty Park, located along Crystal Lake, includes recreational facilities and a disc golf course. Central Winds Park features numerous athletic fields and regularly hosts youth and travel sports. Golfers also have several nearby options, including Timacuan Golf & Country Club, Topgolf Lake Mary, and Heathrow Country Club.
The area's recreation opportunities make Lake Mary particularly appealing to people who enjoy an active lifestyle.
A Strong Sense of Safety
Safety is another factor that attracts families to Lake Mary. Niche.com has given the city an A+ grade for crime and safety, while CrimeGrade.org has given Lake Mary an A- crime grade. Crime statistics and ratings can vary depending on the source, methodology, and time period, so buyers should review current local data rather than relying on a single rating.
Still, safety is an important consideration for many families when deciding where to live, particularly those with children.
Convenient Access to Health Care
Lake Mary also offers convenient access to health care. AdventHealth and Orlando Health have facilities in the Lake Mary area, while additional major medical facilities are available nearby in Sanford and Orlando. For retirees, families with children, or people caring for aging parents, having hospitals and medical services within a relatively short drive can be an important consideration.
What Are the Cons of Living in Lake Mary?
Lake Mary's popularity has led to rapid growth, traffic and a higher cost of living.
Traffic Can Be Frustrating
Lake Mary’s growth has come with a downside: traffic. Lake Mary does have a SunRail station near Lake Mary Boulevard and Country Club Road, providing an option for commuters traveling toward Orlando. The trip to downtown Orlando can take roughly 30 minutes by train. However, most residents still rely heavily on their cars. Lake Mary Boulevard can become particularly congested during rush hour, especially around Interstate 4 and State Road 46. I-4 can also be challenging during peak travel times.
The city has grown rapidly over the past several decades, and transportation infrastructure has struggled to keep pace with that growth. If you regularly commute during rush hour, traffic should be an important consideration when choosing where to live.
The Cost of Living Is Higher
Lake Mary is not one of Central Florida’s more affordable communities. Housing costs are a major factor. Median home prices are considerably higher than in nearby communities such as Sanford, Deltona, DeBary, and parts of West Volusia County.
Buyers may experience a noticeable jump in home prices when crossing from Sanford into Lake Mary. And within Lake Mary, homes in upscale communities such as Heathrow can command an even higher price.
Homeowners also need to account for HOA fees in many communities. Depending on the neighborhood and amenities, monthly HOA costs can add several hundred dollars to the cost of owning a home. Property taxes and homeowners insurance are additional expenses to consider. Insurance costs have increased throughout Florida, and higher home values can make those expenses more noticeable.
For buyers who want a more moderate price point while remaining within reasonable distance of Orlando, communities such as Sanford, DeBary, Deltona, and DeLand may be worth considering.
Rapid Growth and Construction
The same growth that has brought new businesses, housing, and amenities to Lake Mary has also created another drawback: construction. New development continues throughout the area, particularly along corridors such as Rinehart Road and International Parkway. That growth can mean road closures, detours, construction noise, and changing surroundings.
One important lesson for buyers is to investigate not only the property they are purchasing but also the land surrounding it. A vacant lot next door or behind a home may eventually become another residential development, apartment complex, commercial property, or other project. Before purchasing, buyers should research zoning, planned developments, and future land use for nearby properties.
Florida Pests and Wildlife
Lake Mary has plenty of the wildlife that comes with living in Florida. The area's numerous lakes, ponds, and wetlands provide habitat for mosquitoes and other insects. Seasonal love bugs can also be a nuisance, particularly in the spring and fall.
And yes, alligators are present in some of the area's ponds and lakes. Seeing an alligator is not unusual in Florida, particularly around bodies of water. While encounters are generally something residents learn to live with, homeowners and families should understand basic wildlife safety, especially when living near ponds, lakes, or other natural areas. Black bear sightings have become increasingly common as well.
Less Nightlife and Cultural Diversity Than Orlando
Lake Mary offers plenty of restaurants and places to socialize, but it doesn't have the same nightlife, cultural diversity, or late-night activity found in Orlando. Once many of the area's shopping and dining centers close for the evening, Lake Mary becomes considerably quieter.
People looking for clubs, late-night restaurants, international cuisine, concerts, and a broader mix of cultural experiences may find themselves driving into Orlando or Winter Park. For families and people who prefer a quieter suburban environment, that may be an advantage. For others, it could be a drawback.
Florida Heat and Humidity
Of course, Lake Mary shares one of the biggest challenges of living anywhere in Central Florida: the weather. Summers are hot and humid, with frequent afternoon thunderstorms. June through September can be particularly intense, and air conditioning becomes an essential part of daily life.
Hurricane season is another consideration. Lake Mary is inland, which can reduce some of the effects experienced by communities directly along the coast, but hurricanes and tropical storms can still bring heavy rain, strong winds, flooding concerns, and power outages.
Anyone considering a move to Central Florida should be prepared for the realities of the climate, regardless of which community they choose.
A Planned, Suburban Feel
Perhaps the most subjective drawback of Lake Mary is its overall character. Much of the community was intentionally developed beginning in the 1980s, and that planned nature is evident throughout the city. Neighborhoods tend to be clean, orderly, and well maintained, but some people feel the area lacks the historic character found in older Central Florida communities.
Compare Lake Mary with downtown Sanford, for example. Sanford has historic buildings, older neighborhoods, and a distinctive downtown that developed over more than a century. Lake Mary offers something different: newer communities, planned neighborhoods, modern amenities, and a more polished suburban environment. Neither approach is inherently better. It simply comes down to what you want from the place you call home.
HOA rules can also be a consideration. Some communities have restrictions covering everything from exterior paint colors and lawn maintenance to parking boats, trailers, or work vehicles in driveways. Some neighborhoods may even have multiple layers of HOA or community association rules.
If you value historic character, flexibility, and fewer neighborhood restrictions, it's worth comparing Lake Mary with some of its nearby communities.
Is Lake Mary, Florida Right for You?
Lake Mary offers a combination that can be difficult to find elsewhere in Central Florida: strong schools, a substantial corporate employment base, convenient access to Orlando, extensive recreation, a variety of housing, and a suburban environment with modern amenities.
But those advantages come with trade-offs.
Housing is more expensive than in many nearby communities, traffic can be frustrating, construction continues throughout the area, and the city's planned suburban character isn't what everyone wants.
Ultimately, choosing where to live in Central Florida comes down to your priorities, budget, commute, lifestyle, and the type of community you want around you.
If you're comparing Lake Mary with Sanford, DeBary, Deltona, DeLand, or other communities around the Orlando area, looking at the differences in housing costs, commute times, schools, amenities, and neighborhood character can help you narrow down which areas deserve a closer look.
