If you are looking to plant roots in the North Orlando corridor and are looking for a little bit of that small town feel, while maintaining proximity to Orlando or the beaches you’re likely deciding between one of our two most popular cities: DeLand and DeBary. While they sit only 15 minutes apart, their "feel" is dictated by one major factor: population density. 

As a local real estate professional, I often help buyers decide which of these communities fits their lifestyle. Is your priority a vibrant, walkable urban core, or a quiet, spread-out suburban sanctuary? Let’s look at the numbers and the lifestyle each provides. 

DeLand: The Athens of Florida 

DeLand is currently experiencing a historic growth spurt with no signs of slowing. As the "Athens of Florida," it balances its 19th-century charm with a bustling, modern energy. 

  • Population Density: Approximately 2,533 people per square mile. 

  • The Vibe: High density here is a byproduct of a flourishing downtown. With Stetson University at its heart and a multi-award-winning Main Street, DeLand is designed for those who want local community that has all the essentials within reach. 

  • Housing Market: You’ll find everything from historic bungalows, some spacious 1+ acre lots in the higher price points, to new construction communities ranging from the mid-$300s to over $1 million. The higher density means more "eyes on the street," localized shopping, and a constant calendar of community events. 

DeBary: The Suburban Sanctuary 

DeBary, often called the "River City," offers a slightly different pace. Despite its prime location bordering Seminole County, it has maintained a much more open, residential profile that may be slightly shifting 

  • Population Density: Approximately 1,270 people per square mile. 

  • The Vibe: At about half the density of DeLand, DeBary feels notably more spacious. This city prioritizes preservation and recreation, with massive parks and easy access to the St. Johns River. 

  • Housing Market: Real estate in DeBary is characterized by larger residential lots and quiet cul-de-sacs. It is an ideal choice for those who work in Orlando (thanks to the SunRail station) but want to come home to a neighborhood where you aren't looking directly into your neighbor's window.

 
Which Is Right for You? 

Choosing between these two comes down to your "space" requirements. 

Choose DeLand if: You enjoy a "small city" lifestyle. You want to be able to walk to a local brewery, visit a boutique bookstore, or participate in frequent downtown festivals. The higher density translates to a higher concentration of culture and convenience. 

Choose DeBary if: You value privacy and a connection to nature. If you want a larger yard for a garden or play area, or if you prefer a daily commute that ends in a quiet, low-traffic neighborhood, DeBary’s lower density and central location is your biggest asset. Although DeBary is slated to be getting its own downtown space in the next few years, it remains to be seen how this may effect home values in those areas nearby.  

Regardless of your choice, both cities offer incredible value compared to the higher-priced markets in Lake Mary or Sanford.
